Merrill Gardens Tukwila presented a unique challenge: renovating portions of an occupied seven-story assisted living and memory care community while maintaining a safe, comfortable environment for residents and staff.

The project included the addition of a new maintenance office and renovations to the wellness room and trash room within a facility housing 134 assisted living units along with dedicated memory care spaces.

To minimize disruption, our team implemented strict safety protocols, controlled work zones, dust mitigation measures, and proactive communication with facility staff. Construction activities were carefully coordinated to ensure residents could continue their daily routines with minimal impact.

Rush Commercial Project Manager Quinn Zorich helped develop and execute a phasing plan that kept resident care and daily operations at the center of the renovation.

Capital Medical Center Mammography Alterations

The Capital Medical Center Mammography Alterations project consisted of a four-phase, 2,840-square-foot renovation in Olympia. The project transformed an existing shell space into a modern imaging suite featuring:

  • Mammography exam room
  • Biopsy room

  • DEXA exam room
  • Patient support spaces
  • Staff support areas

The project also included replacement of flooring throughout common areas.

Through phased construction and close coordination with medical staff, the renovation was completed while maintaining ongoing facility operations and minimizing disruption to patients and caregivers.

University Place Animal Care Clinic

VETERINARY CLINIC EXPANSION

Rush implemented a phased renovation strategy that allowed the clinic to remain operational while expanding into an entire building and more than doubling its footprint.

The 4,235-square-foot renovation included:

  • Three new exam rooms
  • Two new surgery suites
  • New procedure room
  • Expanded treatment stations
  • Breakroom
  • In-house laboratory
  • Dedicated pharmacy space

Careful scheduling and sequencing allowed clinic staff to continue providing care throughout construction while positioning the practice for long-term growth.

At Chelsea Heights in Tacoma, Rush transformed 11,123 square feet of first-floor commercial office space into 19 new apartment units while tenants continued occupying the second floor.

The project required extensive coordination to maintain safe access, minimize noise and disruption, and ensure tenant comfort throughout construction activities.

By carefully managing logistics, scheduling, and communication, the project team successfully completed the conversion while preserving daily operations for existing tenants.
